Co-ownership

Property is
better together.

Barony connects co-buyers. Find the people you trust, agree on a property, and own it together — with your name on the title.

How it works
Everyone deserves a seat at the table

We help you find
your people

Barony is a community platform. We help Australians find other co-buyers who share their goals, their region, and their budget. Once you find your people, you agree on a property and own it together through a Tenants in Common agreement.

Tenants in Common is an established Australian legal framework where each co-owner holds a defined share, registered on the Certificate of Title. Your name. Your property. Your title.

Real Ownership Explained

Find your people.
Own it together.

You already know people who'd be in. A sibling. A friend from work. A partner. People who've been watching prices rise and wondering if there's another way. Barony gives you a platform to find them, or bring them — and the legal structure to make it work.

That structure is Tenants in Common (TiC) — a recognised form of property ownership used across Australia for over a century. Each co-owner holds a defined, separate share registered on the Certificate of Title. Not units. Not a trust. Your name on the land.

01

Your name. Your title.

Your interest is registered at the Land Registry of Victoria. Your name is on the Certificate of Title — not a company, not a trust, not a manager. You.

02

Your share. Your call.

You can sell your interest at any time, independently of the other co-owners. You can also leave it to beneficiaries in your will. Your interest, your decisions.

03

Real property. Real ownership.

Your share of the property is proportional to your interest. If co-owners agree to sell and the property has grown in value, each owner receives their share of the proceeds. Your rental income from the property manager is proportional too.

Tenants in Common is a well-established legal framework used across Australia for decades. Here are the questions we get asked most.

Yes. Tenants in Common is one of the two primary forms of co-ownership of real property in Australia (the other being Joint Tenancy). It is governed by the Property Law Act 1958 (Vic) and equivalent legislation in all states and territories. Your interest is registered on the Certificate of Title held at the Land Registry.
Each co-owner can sell their interest independently. A well-drafted TiC agreement (prepared by your conveyancer) typically includes a right of first refusal — meaning other co-owners have the first opportunity to purchase that interest before it is offered to a third party. Co-owners can list their interest on the Barony marketplace — connections happen between members directly.
The $500 Barony platform fee is charged once, on confirmation of your interest purchase. It covers your listing and matching, connection to the listing agent, and ongoing access to Barony's co-ownership resources and community. Your conveyancer fees are separate and arranged directly between you and your chosen solicitor.
Day-to-day property management (tenants, maintenance, repairs) is handled by a licensed property manager engaged directly by the co-owners. Barony Home is the software layer that keeps the co-ownership organised — income distribution tracking, co-owner governance and voting, document storage, and exit coordination. $19/month per co-owner.
Some lenders do lend on Tenants in Common interests, though not all. It is more complex than a standard mortgage. We recommend speaking with a mortgage broker who has experience in TiC lending. Barony can refer you to brokers in our network who specialise in this area.
Three ways: a $500 flat platform fee to the buyer on confirmation; a 2% commission paid by the listing agent on completion; and Barony Home at $19/month per co-owner after settlement. No hidden charges. Your property manager fees are separate and paid directly to your PM.
